What are the benefits of mini-piling?
By driving piles to deeper depths, the building is supported on more stable soil layers, and in-turn eliminates the worry of subsidence. Water-logged soil is not safe or suitable for building on top of, as it can often be undermined by the moisture.
While mini-piling is not a direct deterrent for drainage issues, it can be used to support drains already present in the ground. This helps to avoid causing harm to the foundations where something like a raft foundation may suffer subsidence. This issue is commonly seen on house-extensions, where water erosion is cause for concern.
Do drainage concerns mean I NEED piling?
This is a question best answered by a technical engineer, or building control. Despite this, it is much better to have piled foundations than not. This is because it evenly distributes the weight from a flat, shallower plane to deeper soil. Piling can also be used to support drains already present in the ground. It is a case of “better having piling and not needing it, than the other way around” which is why in most cases piling is recommended, or required.
Does mini-piling take long?
Depending on how many piles are being driven, and the depth they are going into the ground, mini-piling is fast. It takes only two operatives and the correct tools to get out of the ground.
