The first thing to consider when buying anything for your home is whether you can afford it. It is the most fundamental question when deciding on an extension. After all, it will determine the size and design of any potential extensions, or whether the building work can go ahead at all.

Sit down and decide exactly what you want before speaking to an architect, so you know how much you are willing to spend.  You will have to account for extras such as the architect’s fees and the cost of your planning application if necessary.

  1. What You Want To Achieve

You should have a clear idea of what you want to use your extension for. Do you want a new living area or an extra bedroom for a new arrival? What the extension will be used for and what you want to do in it will determine what kind of alterations you will need to make to your home.

Extensions don’t happen overnight: getting planning permission and building regulations can sometimes take months by themselves. So, you will need to be patient and expect some upheaval and interruption to family life.

Take the time of year in mind, as things like family holidays, events and other occasions that may require a full house may be interrupted by ongoing construction.

If you are including a loft conversion or single story extension, you may not need planning permission, but for most jobs you will. Always check local planning regulations and requirements before you make any definite plans on any extension.
